With so many properties for lease in today’s market, your property must look it’s best to standout and attract qualified, prospective tenants.  In general, they are looking for a property in good repair and with nice appeal.  The appearance of your property is a sign that the property is in good condition and that needed repairs are handled quickly and efficiently.

As tenants move out, a property may need a little work done to bring it back up to move-in ready condition.  Though most tenants are careful when moving out and clean  before leaving, the best they can, others may not do much of anything, leaving the p
roperty in need of some TLC.

Lawn Care - Perhaps one of the biggest factors influencing curb appeal is the look of the lawn.  A lawn that is nicely manicured will attract potential tenants to the property, not to mention prevent fines from being incurred by the local city code enforcement or your Home Owner's Association due to grass height.



Landscaping – Your property’s appeal is important.  Many times a little can go a long way.  Weeds in the flowerbeds, dead plants and flowers are big deterrents from your property’s appeal.  Sprucing up the flowerbeds with fresh mulch and brightly colored flowers can really make a difference and freshen up the overall look of the property.



Cleaning Service - Most properties need a good cleaning in between tenants.  No one likes to walk into a dirty property, and those that are move-in ready lease out in less than half the time.  A general cleaning would include: Vacuuming the carpeted areas, mopping all tiled and linoleum floors, wiping down countertops in the kitchen and bathrooms, cleaning out sinks, bathtubs and commodes, and wiping down the outside of the appliances.  If more is needed, a more thorough cleaning may be necessary. 



Furniture and Trash Removal - Occasionally, a past tenant may leave some unwanted furniture as well as debris and trash behind.  Not a problem, JBA Maintenance Services can dispose of the trash and unwanted furniture.



Carpet Cleaning - Carpets generally need cleaned now and then, especially in between tenants.  This will help the carpets last much longer.  Replacing carpets can be expensive and just giving them a good cleaning is usually enough to preserve them.


Painting - If cleaning is not quite enough, touch-up painting may be needed.  Whether a little touch up painting is needed, or a lot of painting is needed, JBA Maintenance Services can handle it.  Baseboards, counter edges and crown molding, can also touched up, if needed.



Sheetrock Repair - Holes in walls can happen anytime, no matter how careful a tenant is.  Nail holes from pictures are the most common, and holes in the wall directly behind a doorknob come in a close second.  These are usually accidental, but need repaired nonetheless.



Lock Changes - According to Texas Property Code Safety Regulations, all exterior door locks and deadbolts must be changed or re-keyed between tenants.  JBA Maintenance Services will change out the locks, keeping you in compliance with this Code.


Smoke Detector Installation - According to Texas Property Code Safety Regulations, smoke detectors must be installed in certain locations.  When necessary, batteries also must be checked, and working at the time the tenant is moving in.
